Waterproofing in Manhattan: facades, terraces & below grade
In Manhattan, water comes in from the top, the sides and below the sidewalk. We trace the leak first, then fix the detail that’s failing.
Setback terraces, rooftop bulkheads and parapets are the classic sources of top-floor leaks in Manhattan buildings. Wind-driven rain pushes through open mortar joints and failed caulking at windows, so a leak on one floor may start a floor or two above. We walk the building inside and out and explain where we think the water is entering before recommending repairs.
Below grade, many Manhattan buildings have cellars and sidewalk vaults that extend under the public sidewalk. Vault roofs, areaways and foundation walls can let water into basements, storage and boiler rooms, and repairs there often overlap with sidewalk work.

What Manhattan owners should know
General information only, not legal advice. Confirm requirements with the issuing NYC agency.
Local Law 11 / FISP
Leaks often accompany facade conditions flagged in FISP reports; waterproofing and sealant details may be part of the repair scope your QEWI sets.
HPD violations
Water infiltration into rental apartments is cited by HPD. Correcting the exterior source helps the interior repair last.
Sidewalk vaults
Vaults under the sidewalk are generally the property owner’s responsibility; work affecting the sidewalk generally needs a DOT permit.
Building rules
Co-op and condo alteration agreements and access rules usually apply to terrace and roof work.

Waterproofing questions in Manhattan
Our terrace is leaking into the apartment below. Who fixes it?
Responsibility depends on your proprietary lease or condo documents. Technically, the fix is usually at the terrace membrane, drains, door saddle or parapet flashing; we’ll identify which.
Can you waterproof a sidewalk vault?
We can assess vault leaks and below-grade walls and explain options. Some vault conditions need an engineer’s evaluation first.
Do you seal brick facades?
Where appropriate. Sealing a wall with open joints traps water, so repointing usually comes first. We’ll tell you which your wall needs.
