Flat roof & terrace leak repair in Manhattan
Manhattan roofs are crowded: bulkheads, water tanks, mechanical equipment, setbacks and terraces. Each penetration is a place for a leak.
Most Manhattan roofs we see are flat roofs on walk-ups, townhouses and larger co-ops, with parapets on all sides and a stair bulkhead in the middle. Leaks typically start at flashing (at the parapet, around the bulkhead, at equipment supports and drains) rather than in the open field of the roof. Fixing those details often buys years before a full replacement.
When replacement is due, access and logistics drive the job in Manhattan: hoisting, sidewalk protection, building rules and tenant notices. City rules can also require solar or green-roof space and reflective surfaces on roof replacements.

What Manhattan owners should know
General information only, not legal advice. Confirm requirements with the issuing NYC agency.
Roof replacement rules
Local Laws 92 and 94 of 2019 can require solar or green-roof areas on roof replacements, and the energy code generally requires reflective surfaces on many low-slope roofs. We’ll flag what applies.
Parapet observations
Parapets facing the street generally need annual observations; roof work is a good time to address coping and flashing.
HPD violations
Roof leaks into rental apartments can lead to HPD violations.
Building rules
Co-op/condo alteration agreements and insurance requirements usually apply.

Roofing questions in Manhattan
Repair or replace a Manhattan flat roof?
If the membrane is sound and leaks are at flashing details, repair usually makes sense. Saturated insulation, widespread blistering or many past patches point to replacement.
Can you fix a terrace leak without removing the pavers?
Sometimes the problem is at the door saddle, drain or parapet flashing. If the membrane under the pavers has failed, the pavers have to come up. We’ll show you what we find.
Do I need solar panels if I replace my roof?
Not always. The City’s sustainable roofing rules have scope limits and exemptions; we’ll point out what applies and you can confirm with your architect or engineer.
