Tuckpointing & repointing in Brooklyn
On Brooklyn row houses, the mortar at the parapet, the chimney and the rear wall usually fails long before the front. That’s where we start.
Many Brooklyn row houses have pressed face brick or brownstone on the front, and softer common brick on the rear and side walls. The rear walls take the weather and are often the source of top-floor and back-bedroom leaks. Old lime mortar in those walls works best with a compatible, softer repointing mortar; a hard cement mortar can trap water and damage older brick at the edges.
Shared parapets and chimneys between neighbors are a classic Brooklyn issue. We repoint your side and point out what we see on shared elements so the work doesn’t stop at an open joint on the property line.

What Brooklyn owners should know
General information only, not legal advice. Confirm requirements with the issuing NYC agency.
Annual parapet observations
Open or missing joints at the top courses and coping are typical parapet findings. Street-facing parapets generally need an observation every year, regardless of height (detached one- and two-family homes are exempt).
Landmarks
Brooklyn has many historic districts (Brooklyn Heights, Park Slope, Fort Greene, Clinton Hill, Stuyvesant Heights and more). Visible repointing there generally needs an LPC permit.
Local Law 11 / FISP
Deteriorated mortar is one of the most common items in FISP reports. On buildings over six stories, repointing is often what your QEWI specifies to move a SWARMP condition back to Safe, or as part of an UNSAFE repair.
HPD violations
In rental buildings, leaks through open joints can lead to HPD violations inside apartments.

Tuckpointing questions in Brooklyn
My rear wall leaks but the front looks fine. Is that normal?
Very common in Brooklyn. Rear walls are often softer brick with older mortar and get less maintenance. Repointing the rear wall is a frequent fix.
Can you repoint just the parapet and chimney?
Yes. Spot repointing the top of the building is often the most cost-effective first step.
Will you use cement mortar on my 100-year-old brick?
Not by default. Older, softer brick generally needs a compatible, softer mortar so the mortar, not the brick, takes the wear. We’ll explain what we recommend and why.
