Masonry, facade & parapet repair in the Bronx
Pre-war apartment buildings line the Grand Concourse, Riverdale and the South Bronx. Their brick facades, parapets and cornices are where most Bronx masonry work begins.
Many Bronx apartment buildings are five or six stories, just under the Local Law 11 threshold, but their street-facing parapets generally still need annual observations, and loose brick or failed coping can bring DOB violations. Taller buildings along the Concourse, in Riverdale and Parkchester fall under FISP and need repairs after UNSAFE or SWARMP findings.
In rental buildings, facade leaks also become HPD problems: water coming through a parapet or a cracked exterior wall can lead to HPD violations inside the apartment. We fix the masonry that’s letting water in, so the interior repair holds.

What Bronx owners should know
General information only, not legal advice. Confirm requirements with the issuing NYC agency.
Local Law 11 / FISP
Buildings over six stories need a QEWI facade inspection each five-year cycle; UNSAFE conditions need immediate protection and repair.
Parapet observations
Street-facing parapets generally need an annual observation, regardless of height.
HPD violations
Leaks and water damage in rental apartments are cited by HPD; fixing the exterior source is often what makes the correction stick.
Landmarks
The Grand Concourse, Mott Haven and Longwood historic districts generally require LPC permits for exterior masonry work.

Masonry questions in Bronx
Our Bronx building has an HPD leak violation. Can you fix the outside?
Yes. We investigate where the water is coming from (parapet, facade, roof edge) and repair it, then provide photos and invoices for your certification.
Is my six-story building subject to Local Law 11?
FISP applies to buildings taller than six stories. Six-story buildings generally aren’t, but street-facing parapets usually still need annual observations. Check DOB’s facade page or ask your engineer.
Can you work on occupied buildings?
Yes. Most facade work is on occupied buildings; we schedule around tenants and keep work areas protected.
